Najv\u00e4\u010d\u0161\u00ed ostrov stredomoria, ktor\u00fd je v\u00fdmerou skoro ako pol Slovenska l\u00e1ka turistov a investorov zo strednej Eur\u00f3py st\u00e1le viac a viac. Stovky kr\u00e1snych pieskov\u00fdch pl\u00e1\u017e\u00ed, r\u00f4znorod\u00e9 pobre\u017eie, divok\u00e1 pr\u00edroda, k\u013eudn\u00e9 prostredie&nbsp; a jedine\u010dn\u00e1 atmosf\u00e9ra tohto ostrova vytv\u00e1ra kombin\u00e1ciu, ktor\u00e1 o\u010dar\u00ed hlavne t\u00fdch \u010do h\u013eadaj\u00fa pokojn\u00e9 miesto kde je \u017eivot st\u00e1le o p\u00e1r desiatok rokov pozadu, v tom dobrom slova zmysle. Aspo\u0148 my m\u00e1me z toho tak\u00fd pocit a po nieko\u013ek\u00fdch rokoch \u017eivota tu sa c\u00edtime st\u00e1le spokojnej\u0161ie a spokojnej\u0161ie. Okrem \u00fa\u017easne \u010dist\u00e9ho mora, divokej pr\u00edrody je tu aj ve\u013emi bezpe\u010dno ,\u010do bol jeden z hlavn\u00fdch argumentov ke\u010f sme h\u013eadali miesto na pres\u0165ahovanie sa k moru. Na Sard\u00edni\u00ed s rodinou b\u00fdvame u\u017e nieko\u013eko rokov a venujeme sa realitnej \u010dinnosti pri predaji nehnute\u013enost\u00ed cudzincom. Okrem toho sami akt\u00edvne prenaj\u00edmame vlastn\u00e9 nehnute\u013enosti turistom. Zameriavame sa hlavne na severn\u00fa \u010das\u0165 ostrova, kde \u017eijeme a sprev\u00e1dzame klientov pri k\u00fape nehnute\u013enosti od prv\u00e9ho momentu a\u017e po odovzdanie k\u013e\u00fa\u010dov. Moment\u00e1lne je tu v nehnute\u013enostiach dobr\u00fd investi\u010dn\u00fd potenci\u00e1l a v\u00fdborn\u00fd pomer medzi k\u00fapnou cenou a potencion\u00e1lnym pr\u00edjmom z pren\u00e1jmu. Z\u00e1rove\u0148 je c\u00edti\u0165 aj rast\u00faci trend na trhu.<\/p>\n\n\n\n<p>Napriek tomu, \u017ee ostrov Sard\u00ednia m\u00e1 bohat\u00fa a dlh\u00fa hist\u00f3riu (viac ako 10tis. rokov), v\u010faka izol\u00e1ci\u00ed ost\u00e1val mimo pozornosti v\u00e4\u010d\u0161iny diania v Eur\u00f3pe. Turizmus tu za\u010dal vznika\u0165 a\u017e v 60tich rokoch, dovtedy to bola ve\u013emi riedko os\u00eddlen\u00e1 krajina kde hlavn\u00fdm pr\u00edjmom obyvate\u013estva bolo po\u013enohospod\u00e1rstvo, hlavne chov oviec. V\u0161etko za\u010dalo v oblasti Costa Smeralda, na severov\u00fdchode ostrova, ktor\u00fa ako panensk\u00fa p\u00f4du objavili investori na \u010dele s arabsk\u00fdm princom Aga Khan a v tej dobe sa im podarilo vybudova\u0165 letovisko pre super bohat\u00fdch. Dodnes patr\u00ed medzi top svetov\u00e9 lokality kde chod\u00ed celosvetov\u00e1 smot\u00e1nka a \u010dasto sa objavuje aj v holywoodskych filmoch. V milion\u00e1rskom pr\u00edstave Porto Cervo maj\u00fa vily mnoh\u00e9 svetov\u00e9 celebrity a ceny nehnute\u013enost\u00ed tu patria medzi najvy\u0161\u0161ie na svete. \u010co im mus\u00edme pochv\u00e1li\u0165 tak u\u017e vtedy razili \u0161t\u00fdl nezasahova\u0165 drasticky do krajiny a stavby si dr\u017eali n\u00edzky pr\u00edzemn\u00fd r\u00e1z a sna\u017eili sa zapadn\u00fa\u0165 medzi okolit\u00fa pr\u00edrodu. V\u00e4\u010d\u0161ina os\u00eddlenia pri pobre\u017e\u00ed je teda vybudovan\u00e1 za posledn\u00fdch 40-50 rokov s v\u00fdnimkou zop\u00e1r historick\u00fdch miest. Rovnako je na tom aj pr\u00edmorsk\u00e1 dedinka La Ciaccia kde \u017eijeme my, n\u00e1\u0161 dom postaven\u00fd v roku 1975 bol jeden z prv\u00fdch v dedine. Na rozdiel od mnoh\u00fdch in\u00fdch pr\u00edmorsk\u00fdch meste\u010diek, ktor\u00e9 s\u00fa mimo sez\u00f3ny vy\u013eudnen\u00e9, v na\u0161ej lokalite je dostatok trval\u00fdch obyvate\u013eov a tak je tu celoro\u010dne \u017eivo. Preto aj ceny nehnute\u013enost\u00ed hlavne na pobre\u017e\u00ed maj\u00fa st\u00e1le st\u00fapaj\u00facu tendenciu. St\u00e1le sa stavia ale pomaly a m\u00e1lo, \u010do dr\u017e\u00ed ceny v rast\u00facom trende. Dodnes s\u00fa st\u00e1le v kurze a n\u00e1jdete ich po celom ostrove. Sami sme tie\u017e sprostredkovali predaj nieko\u013eko luxusn\u00fdch nehnute\u013enost\u00ed pri\u010dom majitelia ich \u010dastej\u0161ie vyu\u017e\u00edvaj\u00fa pre seba ne\u017e prenaj\u00edmaj\u00fa. Maj\u00fa v\u0161ak aj dobr\u00fd potenci\u00e1l invest\u00edcie na pren\u00e1jom preto\u017ee ceny po\u010das sez\u00f3ny tak\u00fdchto nehnute\u013enost\u00ed za\u010d\u00ednaj\u00fa na \u00farovni nieko\u013eko tis\u00edc Eur za t\u00fd\u017ede\u0148 a je st\u00e1le vysok\u00fd dopyt hlavne zo z\u00e1padnej Eur\u00f3py. Nako\u013eko m\u00e1 Sard\u00ednia celosvetovo dobr\u00fa poves\u0165 luxusnej destin\u00e1cie je tu mo\u017enos\u0165 oslovi\u0165 klientelu z cel\u00e9ho sveta. Je tu e\u0161te aj \u010fal\u0161ia mo\u017enos\u0165 o ktorej zatia\u013e vie m\u00e1lokto ale my ju u\u017e akt\u00edvne vyu\u017e\u00edvame nieko\u013eko rokov a je to v\u00fdmena domov tzv. homeexchange na svetovej \u00farovni. Pokia\u013e vlastn\u00edte lukrat\u00edvnu nehnute\u013enos\u0165 cez tento syst\u00e9m si dok\u00e1\u017eete doslova vymiena\u0165 pobyt vo va\u0161ej nehnute\u013enosti s k\u00fdmko\u013evek na svete v podobnej kateg\u00f3r\u00ed. M\u00f4\u017eete tak chodi\u0165 na dovolenky po svete bez platenia a do nehnute\u013enost\u00ed, kde by ste sa \u010dasto in\u00e1\u010d ani nedostali. Navy\u0161e na Sard\u00edn\u00ed je zatia\u013e v tomto smere mal\u00e1 konkurencia a tak dost\u00e1vame \u017eiadosti z cel\u00e9ho sveta na \u0161pi\u010dkov\u00e9 luxusn\u00e9 nehnute\u013enosti bez platenia.&nbsp;<\/p>\n\n\n\n<p>Sard\u00ednia je tie\u017e ve\u013emi r\u00f4znorod\u00e1, okrem vy\u0161\u0161ie spom\u00ednan\u00e9ho milion\u00e1rskeho letoviska Costa Smeralda tu n\u00e1jdete aj lokality, kde s\u00fa st\u00e1le nehnute\u013enosti dostupn\u00e9 pre kohoko\u013evek.&nbsp;<\/p>\n\n\n\n<p>Ceny tu v\u00e4\u010d\u0161inou z\u00e1visia od vzdialenosti k moru nako\u013eko turizmus patr\u00ed medzi jeden z hlavn\u00fdch zdrojov pr\u00edjmu Sard\u00ednie. Bli\u017e\u0161ia vzdialenos\u0165 k moru teda znamen\u00e1 lep\u0161\u00ed potenci\u00e1l pren\u00e1jmu tak\u017ee automaticky dr\u017e\u00ed aj ceny nehnute\u013enost\u00ed vy\u0161\u0161ie. Pr\u00e1ve nehnute\u013enosti pri mori s\u00fa naj\u010dastej\u0161ie vyh\u013ead\u00e1vanou kateg\u00f3riou. Apartm\u00e1ny klienti h\u013eadaj\u00fa naj\u010dastej\u0161ie, hlavne kvoli jednoduchosti \u00fadr\u017eby a ni\u017e\u0161ej cene, v ponuke b\u00fdvaj\u00fa \u010dasto aj radov\u00e9 domy. Samostatn\u00fdch domov je m\u00e1lo a dr\u017eia si aj vy\u0161\u0161ie ceny obzlvl\u00e1\u0161\u0165 s v\u00e4\u010d\u0161\u00edmi pozemkami a tzv. farmhouse.<\/p>\n\n\n\n<p>Pre stru\u010dn\u00fd preh\u013ead uvediem pr\u00edklad cenovej mapy v na\u0161ej oblasti (Castelsardo &#8211; Valledoria) kde s\u00fa moment\u00e1lne ceny nehnute\u013enost\u00ed jedny z najpriaznivej\u0161\u00edch na Sard\u00edni\u00ed (pri pobre\u017e\u00ed). Vo vn\u00fatrozem\u00ed s\u00fa prakticky v\u0161ade ceny ove\u013ea ni\u017e\u0161ie aj viac ako o polovicu. Eur.&nbsp;<\/p>\n\n\n\n<p>Samozrejme ka\u017ed\u00e1 oblas\u0165 m\u00e1 svoju cenov\u00fa mapu, my sa s\u00fastre\u010fujeme hlavne na na\u0161e bl\u00edzke okolie preto\u017ee Sard\u00ednia je naozaj ve\u013ek\u00e1 (ako pol slovenska) a ve\u013emi r\u00f4znorod\u00e1.<\/p>\n\n\n\n<p>Tie\u017e je tu v posledn\u00fdch rokoch c\u00edti\u0165 aj rast cien nehnute\u013enost\u00ed hlavne pri mori, kde za posledn\u00e9 3 roky ceny st\u00fapli pod\u013ea m\u00f4jho odhadu aj o 10-15% a vidie\u0165 st\u00e1le rast\u00faci trend.&nbsp;<\/p>\n\n\n\n<p>V na\u0161ej oblasti sa moment\u00e1lne rozbieha aj men\u0161\u00ed stavebn\u00fd boom a rast\u00faci dopyt, hlavne zo zahrani\u010dia, \u010do je pre Sard\u00edniu nov\u00fd trend.
